Rodeio Farm | Itapety

The property is located on the slopes of Serra do Itapety, next to the park of the same name, in the municipality of Mogi das Cruzes, SP.

The 5.700.000 m² that make up the area and object of this ambitious redevelopment project were divided into two sectors: in the portions located on the slopes of the mountain, residential areas were designed with single-family lots, with approximately 450m². In the adjacent plain sector, the project envisaged an urbanization of greater density and mixed use, with the street layout designing urban blocks of approximately 10.000 m² to be subdivided into smaller lots.

The Itapety creek separates the hill sector from the plain sector, and along its length a park of 1.028.214 m² was created, with 3.500 m of extension, until it reaches the Tietê River, neighboring the urbanized area.

Complementary green areas and institutional areas were distributed along the blocks. Some atypical and larger plots, resulting from the road design, will allow occupation with different typologies, such as hospitals, shopping centres, universities, etc.

The project foresees the implantation of the set in several phases, which will occur according to the speed of growth of the city.
